How to Manage Selling AND Buying a Home

Managing stress of buying and selling a home

Anyone who has bought or sold a home will tell you that it’s a stressful experience. But, that doesn’t mean it can’t be an exciting experience as well. If you’re still a little knew to the home buying experience, then this is a great resource for you!

Everyone deals with stress differently, but here are some ways to minimize it while you manage selling and buying a home at the same time.

  • Prepare for disagreements and changes.

You will have disagreements with the potential homeowners and the sellers of the home you want to buy, so it’s important to be prepared for this. The first offer may not always go through, so be ready for a change in your initial plans.

This also is in reference to your personal relationships during this season of your life. You need to be aware that you and your spouse will not agree on every home buying decision. So, start working on your non-negotiables now so you’ll be ready to both compromise on different issues throughout the process. Here are some more tips for dealing with home selling/buying stress.


  • Be flexible.

Be willing to be flexible in a lot of different factors in the home buying and selling process. It’s important to know what you can and cannot do financially. But, sometimes you will need to make sacrifices or hard compromises to ensure the sale goes through.

Also, remember that you’re working with many moving pieces during this process, so it’s important to be flexible with your timeline if possible. Have your goals set, but realize that depending on your buyer and the seller, your timeline may need to change.  


  • Do what you can to help your home sell faster, but don’t go into unnecessary debt.

There are many small things you can do to improve your home to ready it for a sale. But, don’t try to make too many changes as you want to save money for upgrades and repairs to your future new home.

Remember, sometimes it’s the small details that will quickly turn people off. What can you feasibly fix or improve that will make a great first impression but not hurt your wallet? Ask that question, make a list and fix those things immediately.

Here are three larger areas you can work on improving before you decide to sell. These will hopefully give you a higher return on investment rather than trying to tackle every room and every project that needs to be done.


  • Work with a real estate agent for both processes.

It’s OK to ask around and find the right real estate agent for you. Part of the process is asking questions. Remember this person will help guide you through the entire process of buying and selling. Choose someone you feel like you can trust and have a little fun with as you search for your next home.
